Ozark Exotica is an 89 acre property 1 ˝   miles from free boat ramp access to Bull Shoals Lake on Lake Road P-11 in the beautiful Ozark Mountains of Missouri. The area is known for its unspoiled wilderness areas, water sports, fishing and hunting. The property has 6 common property lines with the Corps. of Engineers which manages Bull Shoals Lake .  The 70 acres of Government owned wilderness at the head waters of McVey Creek which the property wraps around will remain undeveloped wilderness.

As market gardeners we have spent 25 years building and maintaining the soil using organic methods.  Neither chemical amendments nor poisons have been used on the 1 ˝ acres of land we farm. Although not certified organic the quality of our products are recognized as superior because of their flavor and shelf life. Our 2003 gross sales were $17,168.00 in our major market, Springfield , Missouri . 2004 sales were $16,048.36. This year we sold 547 pounds of Fresh Sweet Basil, our best year ever for this herb. Our herbs, vegetables and value added products are marketed to Country Clubs, restaurants and health food stores. Business amenities include a Health Department approved processing room with a stainless steel "Greens Machine" to spin rinse water out of triple washed produce, a 15 quart 220 volt Hobart vertical chopper and mixer, a Hobart scale, and electronically converted 220 volt 3 phase electrical power. A Macintosh computer with Quicken business records and crop records can be made available.

Garden amenities include a 15 year old 45 foot by 5 foot bed of rosemary growing in a permanent season extender, Peppermint and Spearmint permanent beds, weed barrier for 21 beds and isles, drip irrigation, and concrete reinforcing wire cages and stakes for tomatoes, peppers and eggplant. The garden has room for forty-five 45 foot by 5 foot raised beds. We have had as many as 10 beds of winter spinach growing in 5 forty-five foot walk-in cold frames

During the summer the garden’s irrigation system water cools the house by running irrigation water through a heat exchanger in the house’s heating and air conditioning system air ducts,. The resulting cooled and dehumidified air can drop the house temperature 15 degrees. A whole house electric air conditioner is also in place and an there is a window air conditioner for the master bedroom suite alone. 

During the winter the heat exchanger in the house heating system return air ducts uses water from the
outside wood fired boiler to heat the house. Another heat exchanger attached to the hot water heater uses hot water from the outside wood fired boiler to heat the domestic hot water. The cost for wood to heat the house and hot water is about $500.00 for the entire heating season. The wood fired boiler also heats the hot tub water and the slate floor in the Spa.

The Spa is a 15’ X 27’ area which contains a sauna, a shower, and a plastic lined 6 person red wood hot tub in a raised deck. The spa can be radiantly heated with the wood fired boiler. The Spa superstructure is of all heart redwood with translucent greenhouse glazing.

The 1,765 square foot house has 3 bedrooms and 2 ˝ baths. The master bedroom suite (Love Nest) with new bath is 27’ X 18’. There are 79 square feet of insulated glass openings in the three windows and patio door. The bath has a 5 foot walk-in shower stall, a 5 foot double oval bowl cultured marble top vanity, makeup and lavatory alcoves, exhaust fan /light combo and lots of heated towel storage. The suite also has two walk-in closets, access to an outside redwood deck and a wall of book shelves. Part of the master bedroom suite has carpet. The hall, living room and part of the master bedroom suite has Bruce natural oak floors which have a Dura-Luster Plus No-Wax finish with aluminum Oxide crystals for years of easy care. The floor has a 15 year finish warranty. The other two bedrooms are 11’ X 12’ and are carpeted. The one car garage is 27’ X 12’ , the farm’s processing room is 22’ X 12’ and occupies the other half of what would normally be a 2 car garage.

The kitchen/dining area is 12’ X 24’ with a skylight. There is a custom light fixture that surrounds the sky light which contains 8 full spectrum fluorescent tubes.  The bright white light from the tubes is the closest thing to natural sunlight. The living room is 23’ X 15’ with a masonry, wood stove alcove.

The view from P highway, which used to be called chain link mountain road, is awe inspiring.  Approaching Lake road P 11, the Ozark Mountains of Missouri of Missouri meet the Arkansas Mountains in a long rolling vista.  Sun and moon rise over the hills are spectacular both from P hwy. and from our home.  Lake road P 11 ends in Bull Shoals lake. Being close to but not on the lake was one of our requirements when we looked for property 25 years ago.  We are far enough back from the lake that the noise of the boat traffic during the summer is muted but close enough we could be at the lake to watch the sunsets or fish for dinner in minutes.
